John Frazier offers over thirty years of diverse real estate experience. He specializes in sourcing and implementing solutions to complex problems associated with sophisticated real estate assets. He resolves specific complex assignments or serves as interim management or an outsourced real estate department.
John has held senior positions with such large corporations and entrepreneurial firms as American General Mortgage Corporation, W.R. Grace Development Corporation, Signal Development Corporation, The Vons Companies, AIG Baker Shopping Center Properties, and The Lusk Company.
He has successfully implemented strategic plans, directed demographic research and financial feasibility studies, and provided recommendations to governing real estate committees. He has led site acquisition negotiations for new developments, remodels, and expansions. John has coordinated entire development processes through acquisition, design, planning, entitlement, and construction phases. His experience includes property leasing, management, financing, development, and project management for over fifty shopping center, office, and industrial projects throughout the western United States. Just a sampling of projects include the Palomar Airport Business Park (330 acre industrial park), Long Beach Airport Business Park (50 acres, 1,200,000 square foot office and Marriott Hotel), and a variety of other specialty retail shopping centers.
John has consulted extensively for Albertsons, The Kroger Company, and other major retailers. He has restructured landlord-tenant agreements, including rent reductions, remodel and expansion contributions, buy-outs, and other acquisitions. He has instituted cost savings for more than forty store retail chain, obtained landlord contributions in excess of $23,000,000. John has provided consulting on behalf of such firms as Fritz Duda Company, Komar Investments, BHI Dover, and Red Mountain Retail Group. This involved completion of over fifteen shopping centers and industrial development projects for such users as Costco Walgreen’s, Dollar General, Gold’s Gym, Ashley Furniture, Consolidated Electrical Distributors, Hancock Fabrics, Steve and Barry’s. These projects were located throughout California, Arizona, Nevada, Utah, and Tennessee.
John is a licensed real estate broker in California and Nevada. He holds masters in finance and bachelors of business administration in finance degrees from the University of Oklahoma. He is a past/present member of the Turnaround Management Association; National Association of Bankruptcy Trustees; California Receivers Forum; NAIOP, the Commercial Real Estate Development Association; Building Owners and Managers Association International; and International Council of Shopping Centers.
